WHAT WE DO

Buying a new home is probably the biggest investment you'll ever make. And it's a decision that will affect you for years to come. The process can be extremely stressful and confusing. A professional inspection will significantly reduce your risk and help make the entire home buying process easier and less stressful. We really enjoy helping our clients in this process customer service is our highest priority.

We strongly encourage all of our clients to accompany us during the inspection. You should feel free to ask the inspector any questions you may have during the inspection process. The inspector will point out any situation of concerns and explain them to you. The inspector will also show you the good points of the house as well. Plus, we will explain what routine maintenance is needed to keep the house in top condition. This will help you to get the most benefit from the inspection and gain the most understanding of the systems that make up your home, and how to maintain them.

WHAT TO EXPECT

A home inspection is a visual examination of the major components and systems of a home. The inspection provides an impartial evaluation of the property. Our licensed professionals will use their knowledge and expertise to conduct a complete and thorough assessment. Later that day, your Federated Inspector will email you a detailed home inspection report specifying vital information that will be helpful at your contract signing and for years to come. In addition to your report, you will receive your termite certificate which is required for closing.

We found a great looking house (first time home buyer) and our offer was accepted. A friend referred us to this home inspection business. The inspector was knowledgeable and professional and was very thorough. He went up on the roof of the house as well as the tool shed. He found issues with the house we would not have seen and overall made us more observant of issues with other houses we have seen since.

Bottom line, we did not go forward with the house due to numerous issues identified in the inspection report. 

The report was very thorough, BTW -- the report summary was about 4 pages and the report itself is 25+ pages including photos of damage or issues that need attention. It doesn't cover every possible system but remember, this is a home inspection, not an electrician or a roofer coming to your house looking at one specific element. The inspector tests the outlets and walks through the whole house but isn't going to do in-depth testing of plumbing, electrical panels, sewage, boiler etc. The home inspection contract and the company's website are very clear about that (as well as the numerous websites that talk about home inspections). What the inspector doesn't know about or couldn't visually inspect, was noted on the report so we could hire a plumber or electrician to investigate further.

The home inspection took about 2 to 3 hours in total.

As far as I'm concerned, the inspector saved us from buying a house that had a lot of issues that would have cost a lot of $$$ to fix. Issues that my untrained eyes would never have spotted. So I am thrilled.

Don't get a home inspected with the assumption that every issue is going to be identified. Manage your expectations and do your homework so you know what you are getting from a home inspection. Remember, a home inspection is a superficial visual walk-through of the house to give a rough idea of what issues may need to be addressed.

Without any hesitation I would use this company for my next home inspection and I would specifically request the same inspector.
